Nope! We have low down payment options for our clients. We have options as low as 1% down, and 3% down payment options for all first time home buyers.


Most pre-approvals are done same day. Some more complicated applications may need additional days for an income or asset analysis. 


We can answer this after your pre-approval is issued. It's all about your Debt to Income. (How much money is coming in/how much is going out). We will deep dive into your loan application, once we do our magic, we will let you know what your home buying budget looks like.


Perfect credit is not always needed to achieve the dream of home ownership. We have plenty of options to get you taken care of. And if not, we will get you on the right path to get your pre-approved shortly down the road.


Most loans close within 3 weeks or less! 


Some loan products do require an escrow account to be established. However, most loan products do allow the flexibility to waive your escrow account set up. Just remember to pay your taxes and insurance!


We do our best to estimate or overestimate your closing costs to ensure we don't have any unwanted surprises.  Clients should expect closing costs ranging from 3-5% of your purchase price. The 3-5% example includes your taxes and insurance!
